If it is a high traffic area I would use ';spar varnish'; as I am a painter here in the US and that is what we use on heavily traveled areas, such as stairs. Or you could just use a good quality polyurethane and put 2 or 3 coats on it. I wouldn't use water based poly as it doesn't hold up very well to alot of wear and tear and will wear off alot quicker than an oil based one.
